A Lawful Development Certificate (LDC) can be a great option for many projects that can fit within certain parameters. It is a legal document that confirms that local Planning Permission is not required. No consultations are carried out by the Local Planning Authority and so neighbours aren’t sent a letter. The Certificate gives you, as well as any future purchaser of your property, TOTAL peace of mind.
The Planning Permission route is more subjective in terms of its assessment but it can provide much more flexibility in terms of design and position. Various impacts of the development are looked at carefully. Local Planning Policies and consultation responses are taken into account when the LPA makes their final decision.

In order to finalise your LDC Application we will need to receive a completed Information Request Form within seven days of payment / the Instruction date. This asks for some basic information about your property (including a few photos) as well as your proposed Garden Room
